WHAT do i do if my landlord hasn't fixed my hot water tank after 9 days?

Its been 9 days since my landlord said he would fix my hot water tank. I have no hot water… Still. What do i do? I already notified him, he came about a week ago and said he would be back the following day, then he never showed up. Hes ignoring my texts (iphone told me my message was delivered and read) what do i do?

Just because your iPhone said the message was read, doesn't mean it was read.
Sometimes messages get lost in the shuffle.

You are required to provide your landlord notice in writing.
Once you do that, the problem needs to be corrected in a timely manner.

First, I would pick up the phone and CALL the manager, not text or email.

I don't know where you live but in Florida that would be considered as an unlivable habitat and you would have a right to break your lease, I'd go to a lawyer and have them type up a letter of demand to fix it or to relocate you possibly to a hotel until they fix the problem

If you are in the uk, if repairs aren't done properly you can start a claim in the small claims court for repairs under £5,000. You can also consider carrying out the repairs yourself and deduct the cost from your rent.

You can tell him you're leaving, as he is in violation of health codes. You may call your city hall and double check the laws.

Repairs need to be done in a timely manner.

If you don't get a response tomorrow, send a certified letter… Your text messages are worthless. The certified letter should get their attention… If not, file a complaint with the local responsible housing authority.

You fail to give a location but in most states in the US there are specific steps tenants must follow to make landlords do repairs. The 1st legally required step in most states is to submit the repair request in writing. That means physically on real paper.

You can't jump straight to breaking the lease. In most states breaking the lease without paying over a repair issue requires suing the landlord.

Do not stop paying rent. That will get you evicted. IT is illegal in most states to withhold rent over a repair issue without a court order. The few states that do allow it still have a process you must follow.

To bath, heat water on the stove and pour into the tub. Or get a big bucket to put near the stove… Lay plastic on the floor and a big towel/old blanket… Dunk your head in the bucket to wash your hair.it will help to water down the shampoo to begin with.

after that look into state procedure to force repairs.

I don't believe any place would consider that uninhabitable. I lived without running water for a week due to renovations… I didn't even have a stove to heat water.luckily it was summer and I could use an outdoor hose to get water.

Well the first thing is to put a stop on the rent payments.

You'll be surprised how quickly things start happening after that!

Hire and pay someone yourself to fix it then sue the landlord for the balance if needed.

Retain ALL messages you've sent him reporting the problem.

9 days? Nope. Keep the texts. Don't pay him rent until it is fixed. Or you can call a plumber and pay for it, and take it out of the rent. No hot water is an emergency situation. Its not up to code. It is a code violation. You can call the city and report him.
